Resort walkway surfacing in Florida: what to specify
The route from the pool to the rooms is walked barefoot at two and with a luggage cart at six, and it cannot close. Slip resistance as a number, heat as colour, drainage and level, and phasing so one walkway is always open.

A resort walkway is the surface a property is judged on and never budgets for. The pool deck gets a line in the capital plan; the route from the pool to the rooms, from the rooms to the parking, from the parking to the lobby is what a guest crosses barefoot at two in the afternoon and a housekeeper crosses with a cart at six in the morning, and it cannot close. This page is for the person writing that specification — what the surface has to do, how to state each requirement as a number rather than an adjective, and how to phase a pour on a property with guests in it. Two things to say first. This is a guide to single-site scope — three pools and their routes at one address, not three small jobs across the county — and a crew relocates for a job that size; the Orlando page is candid about the distance from the yard and this one will not pretend otherwise. What a walkway has to do that a deck does not
A pool deck is wet, barefoot and flat. A walkway is all of that at one end and none of it at the other: it starts wet at the pool, dries across a courtyard, takes a luggage cart, a golf cart, a pressure-washer and a delivery pallet, crosses a change of level at every threshold, and has to be readable at night. The same material serves both; the specification is different, and the four items below are where a walkway bid is won or lost. Slip resistance, as a number
"Slip-resistant" is an adjective until it is a test method and a value in the contract documents. The method the trade uses is ANSI A326.3, the dynamic coefficient of friction test, which since 2021 has categories for exterior wet surfaces and for barefoot areas; specify the category, ask each bidder for their measured figure under it, and compare figures rather than adjectives. Florida's own public-pool rule is the other half: the Building Code requires walkways between the pool and the sanitary facilities to be "concrete or other nonabsorbent material having a smooth slip-resistant finish" for the first fifteen feet, sloped to drain. That sentence is the minimum; a route the whole property walks deserves it end to end.
The three finishes we pour measure differently wet, which is the reason there are three. Exposed shell has the most texture and is the wet-route finish; honed is the compromise for full sun where feet are usually dry; polished is not for a wet route at all. Heat, which is colour
A barefoot route that is comfortable at the pool and painful at the parking lot is a route guests learn to run. Surface temperature under Florida sun is governed almost entirely by how much light the surface reflects, so the specification item is colour first, texture second, and shade last — the shade a landscape plan promises does not cool the route poured this year. Ask any bidder claiming a "cool" product for a measured solar reflectance figure; without one they are describing a shade.
Drainage and level
Water on a route is a slip on any material. The Florida wet-deck rule of two to four percent to a drain is a good standard for the whole route, held to a gentler cross-slope on accessible portions; the drains and grates themselves are the weak point near salt, and go in stainless or a marine grade specified at the bid rather than substituted on site. Changes in level are the other item, and the number is the accessibility standard's: a quarter inch vertical, half an inch if bevelled. The case for a continuous poured surface is that it has no joints to lift and no unit to sit proud of its neighbour, so the route stays under that number for as long as the slab under it does; the case against pavers on a route with carts is the same sentence in reverse.
Thresholds, ramps and the transition from deck to route are where a poured surface earns its keep: the level change is formed rather than found, and the joint between old and new is placed where the design wants a line.
Phasing: the joint plan is the route plan
A large route is poured in sections, and where the sections meet is a design decision made before mobilisation, because a cold joint placed by convenience reads as a repair line for the life of the surface. On an operating property that joint plan is also the phasing plan: which section closes when, which route stays open to the rooms while it does, where the temporary wayfinding goes, and whether the pour is a night or a day operation — a decision that changes the crew, the lighting and the cure, and is far cheaper to plan than to switch to. How long a section is closed depends on the finish, the weather and the traffic it reopens to, and the honest answer is the one written into the phasing plan for that property rather than a number on a web page. The first month after a pour describes the cure for a residential deck; a resort route is scheduled from the same facts with the property's calendar in hand.
Over the paths the property already has
Most resort routes are concrete already, under a coating or a paint that has reached the end of its bond. A sound slab is the best possible starting point: the coating comes off to clean concrete, the joints in the old slab are cut through the new surface in the same places, bond is checked rather than assumed, and the route reopens in days per section rather than weeks per property. A slab that has moved, sunk or cracked through is a slab conversation before a surface one, and on roughly one job in six the honest answer after a site walk is that a section has to come out first. That is said at the bid, not after the pour.
Maintenance windows the property owns
A finish that ages for years on a private deck sees a season's traffic in a month on a resort route, so the maintenance interval is a specification item, not an afterthought. Rinse, pH-neutral cleaners, never acid on a shell surface, and a penetrating matte sealer reapplied on a schedule the property sets and owns — sooner than a private deck, and the interval depends on traffic, sun and salt rather than on a number we would print. Where poured rubber wins
The pages that rank for this query are rubber installers, and on part of a property they are right. Poured-in-place rubber is the surface for fall-attenuation zones — playgrounds, splash pads, kids' pools, anywhere a child lands — because it is soft, and a hard surface is not. It is not the surface for a route carrying carts and pallets, or for the barefoot walk between a pool and a room where heat and grip decide the day; there a hard, pale, continuous surface does the job rubber cannot. A good specification uses each where it wins, and a bidder who says otherwise is selling one product.
What to send
The site plan, the square footage by area, the routes that must stay open and the calendar the property can give up. Common questions
Can a resort walkway be resurfaced while the property stays open?
Yes, and that is the point of a poured surface over the slab already there: a section closes for the pour and the cure, not the property for a demolition. Does the Florida Building Code say what a pool walkway has to be made of?
For public pools, yes. The Building Code's pool appurtenances section requires walkways between the pool and the sanitary facilities to be concrete or another nonabsorbent material with a smooth slip-resistant finish for the first fifteen feet, sloped to drain. It is the minimum, and a good specification carries it along the whole route.
Is a poured shell walkway ADA compliant?
Compliance is a property of the route as built, not of a material. The ADA standards require a stable, firm, slip-resistant surface, a quarter-inch limit on vertical changes in level, and a gentle cross-slope on accessible routes. A continuous poured surface has no joints to lift and no unit to sit proud of the next, which is the point; the ramps, thresholds and slopes still have to be designed and formed to the numbers.
How hot does a walkway get for guests walking barefoot from the pool to their room?

Where does poured rubber make more sense than a hard surface?
Wherever a child lands: playgrounds, splash pads, kids' pools, fall-attenuation zones. Rubber is soft and a hard surface is not. On a route carrying carts and pallets, or a barefoot walk where heat and grip decide the day, a hard, pale, continuous surface does what rubber cannot. Use each where it wins.
