Shellcrete by SRQ Modern is a poured shell surface our own crews install on Siesta Key, and on this key the first thing that shapes a new deck is which water the house faces. A Gulf-front lot answers to Sarasota County's beach setback line. A lot on the Grand Canal answers to a seawall, a dock, and a canal that flushes slowly at its far ends.

Most of the work here is a pool deck resurfaced over the slab already in place, often with the path out to the dock poured in the same material. The finish that suits most decks is honed shell, ground flat and left matte.

The key took Helene's surge in September 2024 and Milton's landfall that October, so this page deals with lines, permits and water before it says anything about finishes.

Where we work on Siesta Key

Bay Island and the north end, Siesta Key Village, Palm Island and the Siesta Isles streets along the Grand Canal, Crescent Beach and Point of Rocks, then south down Midnight Pass Road to Sanderling, Heron Lagoon and Turtle Beach.

City or county: whose permit is it?

Siesta Key is not one jurisdiction. Its north end lies inside the City of Sarasota. The rest of the key is unincorporated Sarasota County, and it stayed that way after bids to make Siesta a town of its own stalled in 2022 and again in 2023.

For outdoor work, that decides which office reviews the plan and whose code it is held to. A neighbour three streets away may have dealt with a different desk, so the parcel record gets checked before anything is drawn.

The Gulf side and the setback line

Along the beach, Sarasota County keeps a Gulf Beach Setback Line, drawn in 1979 to protect the dunes that in turn shelter the houses behind them from surge. Building seaward of it takes a Coastal Setback Variance unless the work fits one of the county's administrative exceptions, and new pools and decks on Beach Road have gone before the County Commission for exactly that.

For a resurfacing job the footprint is the useful question. A new surface poured over the existing slab leaves the deck where it was. A deck that grows toward the water can mean a public hearing, which is better learned from the survey than from a stop-work notice.

The canal side

Behind the beach, the Grand Canal winds for roughly ten miles through the middle of the key. Most of it was dredged in the 1950s and 1960s, to give boats a way out to Roberts Bay and to supply fill for the house lots beside it, and its banks are mostly vertical concrete seawall.

A canal-side deck usually runs from the back door to the seawall cap. Where the new surface stops against that cap, and which way its falls send the rain, are settled before the formwork goes in.

Bringing up the shell, by grinding the surface or by washing it back, leaves a slurry. On a canal lot that slurry has to be caught and taken off site rather than rinsed toward the wall: the upper reaches of this canal system get little tidal flushing, so anything that goes in stays a while.

One key, two finishes

The side of the key also tends to pick the finish. A Gulf-front deck catches blown sand, and texture holds sand where a flat surface lets it sweep off, which argues for honed across the open deck. On the canal side, wet feet come off the dock as well as out of the pool, and a band of exposed shell along the seawall edge and the dock steps gives them more to grip. One pour can carry both.

From our yard to the key

We are a Bradenton company. The yard and showroom sit on 14th Street West, about thirteen miles north of Siesta Key Village by the Tamiami Trail: half an hour on a quiet morning, longer in season. There is no crew based on the key, and we would rather say so than imply one.

Every way onto the key is a drawbridge, at Siesta Drive in the north or Stickney Point Road in the south. Neither changes the pour, because the mix crosses dry and meets water on your lot. The cost guide explains what does move the number, and Shellcrete in Sarasota covers the mainland side of the same bridges.

Questions we get in Siesta Key

Do I need a variance to resurface a Gulf-front pool deck on Siesta Key?

Not always; the survey and the size of the job decide it. New pools and decks seaward of Sarasota County's Gulf Beach Setback Line have gone to the County Commission as Coastal Setback Variances, while smaller work can fit the county's administrative exceptions. Resurfacing a deck where it already sits and enlarging it toward the beach are different questions. It is worth finding the line on your survey before anything is quoted; the county's permitting staff say which route the work takes.

Is my Siesta Key house in the City of Sarasota or in the county?

At the north end it may be the city; almost everywhere else on the key it is the county. Part of Siesta Key lies inside Sarasota's city limits and the rest is unincorporated Sarasota County, so outdoor work is reviewed by one of two different offices depending on the parcel. The property record says which, and it is worth checking first because it changes who signs off the deck.

Do the Siesta Key drawbridges cause problems for a pour?

Not for the concrete, because it is mixed on your lot rather than in a truck. Cement, shell and additives travel over the Siesta Drive or Stickney Point Road bridge dry, in pre-weighed batches, and the water goes in on site. A bridge opening holds up the crew, not a load that has already started to set.
