Shellcrete by SRQ Modern is poured in Lakewood Ranch for pool decks, lanais and driveways, and what shapes the work here is approval. The outside of almost every house answers to a village committee, so the surface is chosen with that committee in mind before anybody mixes a batch.
The other difference is age. Lakewood Ranch is a primary-home community that is still being built, so most of the questions are not about rescuing a tired deck. They are about what replaces the builder's pavers or plain slab, and whether that means a topping or a new pour.
The pool deck page explains how a bonded topping goes over sound concrete. If pavers are what you have now, Shellcrete against pavers sets out where each one wins.
Where we work
Summerfield, Riverwalk and Greenbrook, The Country Club and Country Club East, Lakewood National, Star Farms, Esplanade, and Waterside on the Sarasota County side.
Who has to approve a new pool deck in Lakewood Ranch?
In the older villages it is Town Hall, which manages the community development districts and the associations for Country Club/Edgewater, Summerfield/Riverwalk and Greenbrook. Their own documents say it plainly: most changes to the outside of a home need Modifications Committee approval first. The newer villages have associations of their own, with their own forms.
Two lines on the Greenbrook and Summerfield/Riverwalk request form save a lot of back and forth. The request has to come from the homeowner; one sent in by a contractor is not accepted. And approval lapses: work not finished within six months has to be resubmitted. What the committee will want to see is a sample of the finish and colour, photographs, and the dimensions drawn on your survey; the finish boards are at the Bradenton showroom.
Builder pavers, or a builder slab
On a house this new, the outdoor surfaces are whatever the builder or the pool company put down. One national builder selling here lists a brick paver walkway, entry and patio among its included features. Whether yours is pavers or plain concrete decides the job.
A concrete deck poured with a new house is often the simple case for a bonded topping: if the slab is sound it goes straight over, with no demolition. Pavers are not a slab, so there is nothing for a topping to bond to. They come up, the base is prepared, and the surface is poured full depth in panels with planned joints — the same order of work as a Shellcrete driveway.

Pool cages, new and existing
In Greenbrook and Summerfield/Riverwalk, a pool added after closing goes to the committee as one application: the deck and the cage drawn on the survey, elevations of the cage, and the contractor's spec sheet for a mansard-style enclosure. That makes it the simplest moment to choose the deck surface: one approval, and our crew sequenced with your pool builder and the cage installer.
On an existing deck the cage sets the edges. Its uprights stand on the deck perimeter, so the topping is detailed around each one rather than run underneath. A lanai floor extended under the same cage is its own request, and the form asks for a photo of the decking material.
Two counties, and the driveway apron
University Parkway is the county line. The older villages sit in Manatee County to the north; Waterside, south of the parkway, was the first village built in Sarasota County and carries a Sarasota address.
Behind the house, that rarely matters. At the street it can, because a driveway apron meets a right-of-way. Unincorporated Manatee County handles driveways in its right-of-way through a Public Works permit, and Sarasota County requires a permit for any work in a county right-of-way. Gated is not the same as private, either: the roads behind the Country Club gates are still public district roads.
In Greenbrook and Summerfield/Riverwalk a new driveway colour comes from the association's palette, with a sample submitted for any etched or stamped surface. On the apron, where the slope runs down to the street, exposed shell is the finish with the most grip.
Kept clean, and inspected
Village rules here make owners keep driveways, walkways and sidewalks free of dirt, rust and mildew, and the associations publish an annual inspection schedule. A pale shell surface shows an iron stain from a sprinkler, or a line of mildew, sooner than a dark paver does. We say so when the colour is picked, together with the reseal it will need; sealing a shell deck covers which sealers keep the texture and which make it slick.
Twenty-five minutes from the yard
Our showroom and yard are on 14th Street West in Bradenton, about twelve miles from Main Street and some twenty-five minutes by road. That keeps Lakewood Ranch ordinary work rather than a trip, and it puts the sample boards close enough to stand on all three finishes before you pick one for the committee. The Bradenton page covers the older slabs at the other end of the same drive.
Questions we get in Lakewood Ranch
Do I need HOA approval for a new pool deck in Lakewood Ranch?
Almost certainly, and the request has to come from you. The villages Town Hall manages say most exterior changes need Modifications Committee approval before work starts, and the Greenbrook and Summerfield/Riverwalk form will not accept a request sent by a contractor. For a pool it wants the deck and the cage drawn on your survey. Attach a finish sample and photos; the newer villages have their own associations, so ask for that village's form.
Can Shellcrete go over the pavers the builder put in?
No. Pavers are separate pieces on a sand bed, and a bonded topping needs one continuous slab to grip. The pavers come up, the base is prepared and the surface is poured full depth, which is a bigger job than resurfacing and is quoted that way. If what you have is a plain concrete deck in sound condition, that is the easier case: the topping goes straight over it, with nothing torn out.
Does it matter which county my Lakewood Ranch house is in?
For the pool deck, rarely; for the driveway, sometimes. University Parkway is the county line, with the older villages in Manatee County to the north and Waterside in Sarasota County to the south. The driveway apron meets a public right-of-way, and each county runs its own permit for work there, so the side of the parkway you live on decides which office is involved.
