Every Shellcrete by SRQ Modern deck our crews pour on Longboat Key answers to a single town with its own rulebook, and that shapes an outdoor surface here before the weather does. The Town of Longboat Key incorporated in 1955 largely to control its own zoning, it straddles a county line that cuts the key nearly in half, and that zoning has only tightened since the 1970s.
This page is about the houses rather than the condominium towers: the pool deck behind a Gulf-front house, the canal-side decks on the bay streets, and the front entry steps and walks that connect them to the street. If pavers are the other quote on the table, read Shellcrete against pavers before deciding; pavers usually win the opening quote, and it says why.
Where we work, tip to tip
Longbeach Village at the north tip, Country Club Shores and Sleepy Lagoon on the bay side, Bay Isles and the Longboat Key Club toward the south, and the single-family houses along Gulf of Mexico Drive in between.
At grade, with the Town's sign-off
The Town's building division lists driveways, decks and patios poured directly at grade among the minor work that can go ahead without a building permit, on one condition: Planning and Zoning has to approve each one as an exception, against the zoning criteria for the lot.
So even a plain resurface starts with zoning rather than samples. A raised deck, or one built with a new pool, sits outside that exception and needs a permit; one that pushes toward the beach meets the lines described next. Drawing the deck to the Town's criteria from the start costs less than redrawing it after a review.
Two lines on a Gulf-front lot
A Gulf-front house on Longboat sits behind two lines. The Town's own zoning sets a Gulf waterfront yard measured from the erosion control line, and a Gulf of Mexico Drive owner who wanted a porch and deck inside it has had to take it to the Zoning Board of Adjustment as a variance.
The second is the state's Coastal Construction Control Line. Anything seaward of it needs a permit from the Florida Department of Environmental Protection, which runs its own general permit for a pool beside a single-family house. Both lines go on the drawing before the deck does.
The bay side, then and now
Country Club Shores went up in the early 1960s on a grid of deep-water canals, and nearly every house there has a dock out back. Its original ranch houses are steadily giving way to new multistorey ones.
That makes two kinds of bay-side job. On an original house it is usually a resurface of the deck between the house and the seawall, poured over the slab if the slab is sound. On a new house the deck belongs to the build, and the best moment to bring us in is while the pool builder is still drawing the shell, so the coping, the steps and the deck are detailed together rather than fitted around each other.
Lights set into the deck
From May 1 to October 31 the Gulf beach here is sea turtle nesting ground, and the Town enforces lighting rules on beachfront property: bulbs certified by the Florida Fish and Wildlife Conservation Commission, and no light that shows from the nesting beach. Step lights, bollards and pool-edge strips on a Gulf-front deck count as exterior lighting like any other.
In a poured deck the fitting is cast into the concrete. Choosing a compliant one, and fixing where it goes, belongs before the pour; moving it afterwards means cutting the surface.

Getting to the island from Bradenton
From the yard on 14th Street West in Bradenton, the north end of Longboat is roughly fourteen miles by Cortez Road, through Bradenton Beach and over the Longboat Pass drawbridge. The Longboat Key Club end is about as far the other way, through Sarasota and St. Armands and over New Pass. Every delivery finishes on Gulf of Mexico Drive.
The three finishes are at the showroom as boards large enough to stand on, which is the easiest place to choose between exposed shell and honed for a Gulf-front deck, and to settle the outdoor kitchen by the pool at the same visit. Shellcrete in Bradenton is the page for our home side of the water.
Questions we get in Longboat Key
Does a new pool deck on Longboat Key need a permit?
Not always a building permit, but always the Town's approval. Longboat's building division treats decks and patios poured directly at grade as minor work, provided Planning and Zoning approves them as an exception against the zoning criteria. A raised deck, a deck built with a new pool, or anything seaward of the state's Coastal Construction Control Line goes through permitting. The survey and the Town's criteria come first; finishes come after.
Does it matter whether my house is on the Manatee or the Sarasota side of the key?
Not for the deck. The Town of Longboat Key covers the whole island, so building and zoning questions go to Town Hall on either side of the county line. Where the line shows up for us is the route: the north end is reached from Bradenton over the Longboat Pass bridge, the south end through Sarasota and over New Pass. Both are an ordinary drive from our yard.
Can I have lights set into a Gulf-front pool deck on Longboat Key?
Yes, if they are picked with the turtle rules in mind. Between May and October the Town expects beachfront lighting to use bulbs certified by the Florida Fish and Wildlife Conservation Commission and to stay out of sight from the nesting beach. A fitting cast into concrete is hard to move later, so the type and position of every light are agreed with your electrician before the pour.
