Our crews pour Shellcrete by SRQ Modern on Anna Maria Island, and the first question about a new deck here is often how much of the lot is left to cover. Anna Maria and Bradenton Beach both cap lot coverage at 40 percent, and a poured deck is impervious surface by any reading.

We have worked here already: a balcony on the island was poured in Shellcrete by SRQ Modern's crews. Most of this page is about the pool deck at ground level, and the driveway that has to share the same allowance with it.

Helene put three to four feet of water through the island's single-family houses in September 2024 and left pools filled with sand. That is why the sections below begin with coverage and with what sits under the old deck.

Where we work, Bean Point to Bridge Street

Anna Maria at the north end, from Bean Point down to Pine Avenue; Holmes Beach and the canal streets of Key Royale; and Bradenton Beach, from Bridge Street south toward Longboat Pass.

Forty percent, and what counts toward it

Bradenton Beach's land development code allows no more than 40 percent of a residential lot to be covered, and counts paved driveways, parking pads, sidewalks and concrete patios toward it. A pool outside the house's footprint counts too; one tucked underneath a raised house does not add to the total.

Anna Maria works to the same 40 percent, so on either end of the island the deck, the drive and the walks are drawn against one shared number.

We will not tell you Shellcrete is pervious. It is a bonded concrete surface, and that is the point of it. What we can do is help spend the allowance well: a deck sized to how it is actually used, walks no wider than they need to be, and a ribbon driveway of two poured strips with planting between them, an arrangement Bradenton Beach itself has pointed to as a way to keep coverage down.

When the living moves upstairs

A house rebuilt or substantially repaired here has to meet current flood elevation rules, which often means living space a storey up and parking underneath. After Helene, the City of Anna Maria brought in a FEMA consultant to explain the help available to owners who want to raise a ground-level house.

Square Shellcrete slabs laid on a diamond grid with open joints, in front of a raised coastal house with parking underneath and a white stair up to the living floor

On a raised house the outdoor room is often the balcony rather than the yard. A balcony is a structural slab above something that has to stay dry, so the waterproofing and the slope to a drain are agreed before any topping is. Under a roof, a polished finish suits a balcony used as a room; one open to the rain is better with more grip underfoot.

After the sand

Helene's surge buried island roads under sand and filled pools to the brim with it. Sand on a deck is a cleaning job. Whether the deck can be resurfaced depends on what is underneath: whether the slab cracked or shifted while the yard was under water, and whether the old coating still holds to it.

A paver deck is a different case, because pavers sit on a bed of sand that moving water can rearrange. A poured topping is bonded to its slab, with no bedding layer to wash out from under it.

Cottage lots off Pine Avenue

At the north end, the Anna Maria Beach Company, founded in 1911 to turn the island into a resort, built rental cottages that were mostly wooden, with wide shady porches and deep eaves. Pine Avenue still shows many of them.

On a cottage lot the porch is the outdoor room, and the poured work that fits is usually small: a front walk, porch steps, a patio at the side. Under a 40 percent cap, where each of those square feet goes is most of the design.

From the yard to the island

Holmes Beach is about fourteen miles from our Bradenton yard on 14th Street West, and the top of Anna Maria about seventeen. Two drawbridges carry everything on: Manatee Avenue into Holmes Beach, and Cortez Road into Bradenton Beach, where the state is replacing the drawbridge with a fixed high-level span.

Shellcrete in Bradenton is the page for the mainland side of those bridges, and the pool deck cost guide sets out what moves an island quote.

Questions we get in Anna Maria Island

Does a Shellcrete deck count toward lot coverage on Anna Maria Island?

Yes, and it is best to plan on it counting in full. It is a bonded concrete surface, and Bradenton Beach's code lists concrete patios alongside driveways and sidewalks as coverage under its 40 percent cap; Anna Maria works to the same figure. So we size the deck from your survey and the coverage already on the lot before talking finishes, and a ribbon driveway can free up room for the pool deck.

Can you pour Shellcrete on a balcony over living space?

Yes, and our crews have already poured a Shellcrete balcony on the island. The order is what matters: a sound structural slab, waterproofing below it that is right, and a slope that takes rain to a drain. Those are settled on site before a topping is discussed. A covered balcony used as a room often suits the polished finish.

Our pool filled with sand in Helene. Is the deck around it still worth resurfacing?

Often it is, and the sand is not what decides it. Once the deck is cleared we look at two things: whether the slab cracked or moved while it was flooded, and whether the old coating is still stuck to it. A sound slab can take a new surface. A slab that shifted, or a coating that is lifting, is dealt with first, and you hear which before any quote.
