Why heat is the whole conversation here
A pool deck in Tampa spends June through September in full sun with a heat index above ninety most afternoons. How hot the surface gets is governed almost entirely by how much light it reflects, which is a polite way of saying it is governed by colour.

South Tampa: old houses, old decks

Flood zones and ground floors
A good part of South Tampa and the islands sit low. If a deck or a ground floor has been under water before, that is worth saying at the quote stage — not because it changes the surface, but because it changes what we want to look at underneath it.
