Where commercial differs

Traffic volume changes the maintenance interval more than it changes the specification. The same finish that lasts years on a private lanai will want re-sealing considerably sooner around a resort pool, and the useful conversation at specification time is about that schedule rather than about the surface.

Accessibility, slip resistance and the phasing of the work are the other three. A property that cannot close needs the job sequenced around occupancy, which affects pour sizes, joint layout and how long each area is out of use — all of which is worked out before a programme is agreed, not during it.
